There is a lot to choose from in NW11 at the moment. Between July and September, an average of 492 homes were for sale each month across Golders Green, Hampstead Garden Suburb and Temple Fortune. That is the highest third quarter figure in six years of data, 2.4% more than last summer and 20% above the Q3 average of 410.

The buyers have stayed steady. There were 82 sales agreed in the quarter, almost exactly the same as the 83 a year ago and 6.5% above the six year average. While stock has grown, the number of people committing to a purchase has held firm. In a market where most homes sell for well over a million pounds, that consistency says a lot about the area’s appeal.
