NW4 recorded the widest gap between asking and achieved values in six years in August, with sellers asking £616 per square foot and buyers paying £528. The homes on each side are of similar size, so this is a genuine disagreement about price rather than a mix effect. Only one home in thirty two sold, and the 20.2 per cent fall in the average agreed price reflects smaller properties selling rather than any collapse in value, since the agreed rate fell just 1.7 per cent. Reductions hit a six year August high at 41 while withdrawals fell to a six year low, so sellers are cutting rather than quitting. On the evidence of the gap that remains, more of that cutting is still to come.
